When a community enters into an operating agreement with Community Partners Healthcare, the hospital governing body retains ownership of the fixed assets and Community Partners Healthcare agrees to invest in and take the risk of operations. The operating assets typically conveyed include: cash and cash equivalents, accounts receivable, inventories, patient and business records, contract rights, and other personal property used in operating the hospital. Additionally, the hospital governing body would agree to allow Community Partners Healthcare to use the fixed assets such as: the building, medical equipment, land, furniture, and computer equipment. Community Partners Healthcare also employs all employees, takes care of negotiating third party contracts, and works to secure proper financing for capital projects or new equipment purchases.
